What Is a Good AFUE Rating for a Furnace?

AFUE is the number that tells you how much of your gas bill actually turns into heat. Here's what a good AFUE rating looks like for an Oklahoma home, why 80% and 90%+ furnaces are built differently, and when paying for higher efficiency pays off.

If you’ve started shopping for a furnace — or you’re just trying to make sense of the sticker on the one you already have — you’ve run into “AFUE.” It’s usually printed as a percentage, and it’s one of the few numbers on a furnace that actually tells you something useful about what it’ll cost to run. With Oklahoma heating season just around the corner, it’s a good number to understand before the first cold snap sends you scrambling.

What AFUE actually measures

AFUE stands for Annual Fuel Utilization Efficiency, and it answers one simple question: of all the gas your furnace burns over a heating season, how much of it becomes heat inside your house?

A furnace rated 80% AFUE turns 80% of the fuel it burns into usable heat. The other 20% goes up the flue as exhaust. A 95% furnace puts 95% of the fuel to work and loses only 5%. That’s the whole idea — it’s a measure of waste, not of how warm your house gets or how fast it heats up.

A couple of things worth knowing about how the number is set:

  • It’s an annual, whole-season average, not a peak figure. It accounts for the real-world way a furnace cycles on and off through a winter, not one perfect moment.
  • It only covers fuel efficiency at the furnace. It doesn’t include the electricity the blower uses, and it doesn’t account for heat you lose through leaky ductwork on the way to your rooms — which is why a great furnace on bad ducts still disappoints.

The two families: 80% and 90%-plus

Furnaces basically come in two efficiency tiers, and the jump between them is a real design difference, not just a tweak.

Standard-efficiency (around 80% AFUE). These are “single combustion” furnaces. They burn gas, extract most of the heat, and vent hot exhaust out through a metal flue or chimney. They’re proven, they cost less up front, and they’re simpler. The trade-off is that roughly a fifth of your fuel literally goes out the roof.

High-efficiency condensing furnaces (90–98% AFUE). These add a second heat exchanger that pulls extra heat out of the exhaust before it leaves — so much that the exhaust cools enough to condense into water. That’s why they’re called condensing furnaces, and it’s why they vent through PVC pipe out a side wall instead of up a chimney, and need a small drain for the condensate. That second stage of heat recovery is where the efficiency gain comes from.

The venting difference matters for real homes. Switching from an 80% furnace to a 90%+ model isn’t always a straight swap — the new furnace needs different venting and a condensate drain, and that’s part of the conversation when you replace one.

What counts as a good AFUE rating in Oklahoma

Here’s the honest version, tuned to our climate: for most Oklahoma homes, a furnace in the 90% to 96% AFUE range is the sweet spot.

That range captures nearly all the fuel savings a condensing furnace offers. Going higher — into the 97–98% ultra-high-efficiency models — costs more for a gain you’re unlikely to feel here. Those top-tier furnaces earn their keep in Minnesota and Michigan, where the heat runs hard for five or six months. Oklahoma winters are milder and shorter, so the extra fuel a 98% furnace would save over a 95% one in our climate is small.

That doesn’t automatically make 80% the wrong answer, either. An 80% furnace can still be the sensible pick when:

  • Your existing venting is set up for it and adding PVC venting plus a condensate drain would be a significant job.
  • You’re not planning to stay in the home long enough for lower gas bills to catch up to the higher up-front cost.
  • The furnace lives in an unconditioned space where a condensate drain could freeze without extra precautions.

The right number is the one that fits your house, your ducts, and how long you’ll own the place — not just the biggest figure on the brochure.

Why the AFUE number isn’t the whole story

It’s easy to fixate on efficiency and forget that a furnace has to be the right size and feed good ductwork to actually deliver on its rating.

An oversized high-efficiency furnace short-cycles — it blasts on, satisfies the thermostat fast, and shuts off, over and over. That’s hard on the equipment and it never hits the steady, efficient burn the AFUE rating assumes. An undersized one runs constantly and still can’t keep up on the coldest mornings. And if your ducts leak, you’re paying a 95% furnace to heat your attic and crawlspace. That’s why a proper load calculation and a look at your duct system matter at least as much as the sticker.
